ME Bank LMI Cashback Offer
ME Bank introduced a $2,000 LMI cashback offer from 18 August 2026, separate from their general refinance cashback.
This offer is paid to borrowers who are charged lenders mortgage insurance on their ME Bank home loan. It is designed to offset part of the upfront cost of LMI for borrowers with deposits below 20%.
Pharmacists who qualify for a profession-specific LMI waiver and borrow at or below 80% LVR without paying LMI would not be eligible for this cashback. The cashback only applies where LMI is actually charged and capitalised into the loan or paid upfront.
Consider a hospital pharmacist refinancing with a 15% deposit. If they do not use their profession waiver and proceed with ME Bank at 85% LVR, they would incur an LMI charge but receive the $2,000 cashback. If they instead use an LMI waiver at another lender and borrow at the same LVR without paying LMI, they would save the full LMI cost but forego the cashback. In most cases, avoiding LMI entirely delivers a better outcome than receiving a partial rebate.
LMI Waivers Available to Pharmacists
Pharmacists registered with AHPRA have access to LMI waivers at several lenders, which can be more valuable than a cashback in many scenarios.
NAB offers an LMI waiver for AHPRA-registered pharmacists at a maximum LVR of 95% for owner-occupied lending and 90% for investment lending. Your primary source of income must be derived from your role as a pharmacist. Maximum individual security value is $4.5 million and maximum aggregated NAB consumer lending is $7.0 million.
CBA offers a Professionals Offer with LMI waiver for pharmacists registered with AHPRA. CBA requires a minimum gross annual income of $100,000 derived from your eligible profession for each eligible applicant. The income criteria is based on individual income, not total application income. Maximum LVR is 89.99% per security up to $3 million. CBA also offers a Medico Plus+ option with LVR up to 94.99%. Maximum lending per customer with LMI waiver is $5 million.
St George Bank and Westpac offer a 90% LVR LMI waiver for pharmacists with a minimum income threshold of $90,000 per annum. Maximum loan amount is $5 million, with total lending of up to $7.5 million with LMI waiver.
Bankwest offers an LMI waiver for pharmacists registered with AHPRA at a maximum LVR of 89.99% for loans up to $2 million per security, or 84.99% for loans up to $3 million. Maximum loan amount with waiver is $5 million per borrower.
People First Bank offers a Medical Professionals Package with no LMI up to 90% LVR for pharmacists, on loans up to $2,000,000.
These waivers can save you significantly more than a typical cashback offer. LMI on a loan above 80% LVR can range from several thousand dollars to over $20,000 depending on loan size and deposit. A $3,000 cashback will not offset a $15,000 LMI charge.
